Portfolio resilience is the ability to keep making sound decisions through changes in rates, vacancies, expenses and market conditions—not simply owning more properties.
Protect the holding position
Liquidity, borrowing structure, buffers and insurance affect whether an investor can hold through disruption. Sensitivity testing should include higher finance costs, vacancy, repairs and delayed income growth.
Diversify the actual risk drivers
Owning properties in different postcodes does not guarantee diversification. Look through to the employment base, tenant profile, climate exposure, planning pipeline and finance structure that drive each asset.
Use consistent decision rules
Written acquisition criteria, due-diligence standards and periodic review triggers make portfolio decisions easier to compare. The goal is not to eliminate uncertainty, but to take risk deliberately and with enough capacity to manage it.
