Victoria continues to be one of Australia's most active development markets, supported by long-term population growth, infrastructure investment and urban expansion. As Melbourne's growth corridors continue to evolve, strategically located development sites remain an important asset class for investors seeking long-term capital appreciation.
Key drivers of value creation
Unlike traditional property investments that primarily generate returns through rental income, development sites create value by unlocking future land potential through planning, infrastructure and development outcomes.
Strategic land acquisition
Acquiring land in locations identified for future growth can position investors to benefit from changes in planning policy and urban expansion.
Key considerations include:
- Land located within or adjacent to future growth areas.
- Proximity to major transport corridors and infrastructure.
- Access to utilities and essential services.
